He told me that he doesn't get paid unless I pay him directly and sign his contract. Can anyone give me some info on this .. is this valid? Should I sign the contract?

I am interested in buying a house. I have already been preapproved for a loan. I found a realtor I liked but he wants me to sign a "Exclusive Buyers Contract" that gives him x% of my loan amount, even if I find the house myself or I buy a "for sale by owner" without this use of him or his agency.
I have been advised by a few people that I should NOT sign the contract.. that the realtor should get his commission from the listing agent (the amount he gets he can work out with the listing agent of the property I buy).
