I have 3 parcels of land under contract for development and am looking for an investor to invest appx. 20% of project costs. All site work done, plans drawn, balance of financing lined up, builder ready to sign contract and contracts ready to be closed in 30 days. I had an investor for 20% but pulled out last minute due to financial problems with his current business. Investment would consist of building 3 luxury homes in areas that homes have sold for min. 3 million dollars each. Property has been purchased at a very cheap price and building costs are very reasonable for project. Expected million dollar return on each home, project term 9-12 months with property to be sold discounted from current market, during construction, for quick sale. Current new constructions in area are selling prior to completion of construction. 20% investment equal to $1.3 million dollars.
