Hi George,
Just wanted to give you an update on my first house I sold on contract and then got back. Was in great condition inside, just needed touch up paint. And they left the paint in the garage they had used!! Are you having a slow time right now? I am running ads just the way I was taught and not getting alot of response other than from investors wanting to buy with 0 down now and me hold back a second. The payment was due on the house the first of April and I have not paid that. I do not have the money. I am planning on taking the $ from down payment I collect and setting aside in case this happens again. The man I bought the house from is calling me as he has gotten a late notice from Chase on the mortgage. They wouldn't change the address to mine when I did the contract originally last July. I pay the bank directly each month but he still gets correspondance through the mail from them. I must say I am stressing a little as I do not want to damage this guy's credit. I was thinking of running an ad asking for a smaller down payment, just to get out of this mess.
I know you will tell me don't worry and just walk away. But legally he could come after me for the default. Any advice for a quick sale?
