Quitclaim was sort of abolished by all courts,starting in 1991. The courts really never decided one way or another what to do with it.
Yes, you can do it, to use a quitclaim but it won't have any legal value. A strange phenomenon.
My suggestion, use other vehicles, like a contract for sale with all the proper paperwork.
