Since you have this under contract for $79,000 and you sell it for $101,500 then you would make a $22,500 profit. My rule is that if the profit is over $5000 then I do a double close and if it is $5000 or below then just assign it to them and take a fee.

Offer this to other investors at 70% of ARV less repair expenses.
If the ARV is $155,000 and your repairs are $2000 then I would offer this to other investors for $155,000 * .70 - $2000 or $106,500.
