I would suggest finding a real estate agent with just over 1 year experience. Those are the ones that have survived but aren't established enough to "poo-poo" your questions and ideas. They know how to do the paperwork, and they know what it takes to close deals. Also, all real esate professionals know about Non-MLS property for sale. The industry calls them "pocket listings." Professionals can also be a great help with a FSBO (for sale by owner), and they will usually work a "deal" on their commission with you if you have already found the property.
