If I understand clearly, the seller of unsold house is an attorney and a friend of yours.
As a rule after 36 years in the business I would never mix family, friends and business. It never worked for me. You are in here on a slippery slope. I rather buy home from somebody else , get
a full agent's representation and help.
It seems, you know nothing about real estate.
Lots of things can go wrong.
Zillions of houses are for sale.
Or print this reply, save it and one of these take out and say-they told me not to do it.
You need to be represented by a good real estate agent.
