Come up with your own personal sliding scale of prices for Residential & Commercial. Say, for commercial it is:$.15-$.32. So many variables are involved and the most important to you is "time". I use the high end of my scale for the PITA jobs that require more time for whatever reason and for jobs that will likely require a follow up such as a large olefin banquet hall with coffee spills through out. I charge the high end also if it is a liability risk job.
You should be able to walk in & determine carpet fiber type, square feet, method of cleaning, liability issues, PITA factor & guesstimation of manhours. Hopefully your man hour charge per hour & Sq. Ft charge are close. Soon you will get it down but it may take a few hard lessons learned such as 8 hours that you priced for 4.
