These are not real titles. The heirs are commoners and legally they are plain Mister. But it is the custom for the heir to use his father's second highest title. There are no firm rules. Sometimes a fictional title is used. Sometimes a different title is used in different generations. More formally, in peerage publications, you may see the heir referred to as Mr John Smith, styled Lord Something. In this usage, the word "styled" indicates that the title is not real (it is a courtesy, not a legal right).
In Scotland the situation is different. Often the heir to a Scottish peer is styled Master. So, the heir to the Earl (or Countess) of Mar is styled Master (or Mistress) of Mar.
