Also- forms from cold provenances MIGHT have evolved into slower and smaller plants. Actually not such a bad thing in the case of this big tree.
btw I saw one on my side of the bay and further south towards San Jose. It was a 20' street tree in a much less humid air ( what compares to SF around here? nothing!)and incredibly - it had a curtain of roots hanging down.
One more tree I should have planted 20 years ago.
