I'd be interested in knowing what your intentions for this property are. If you are going to grow something, you are likely going to need some heavy duty farm equipment, or hire it done. Nature abhors a vacuum. Weeds will grow as long as there is dirt, sun and moisture!
I had a rented garden plot once and it was a full-time job to keep up with the weeding. Once, a neighboring plot became overgrown with thistle and it soon spread by underground runners into all of our plots, within weeks!
